These are some of the projects that have shaped how I think and work — each one taught me something I couldn't have learned any other way.

Development 2024–present

Living Systems Development & Peachgrove East

Peachgrove East is a 48-unit net-zero Passive House cohousing development at 174 Peachgrove Road, Hamilton — the largest project of its kind in Aotearoa New Zealand. I co-founded Living Systems Development to develop this project and have co-led it from site identification through to resource consent, contractor procurement, resident community formation, and now construction delivery — without government subsidy, with a small team plus consultants. The project integrates certified Passive House design, a shared energy network, community governance grounded in commons principles, and a procurement structure built for a small team delivering a complex, multi-party build. Resource Consent was issued in April 2026. Construction commences 2026.

Joint Venture 2020–2023

Toa Homes

Toa Homes started as a question: what would it look like to develop genuinely affordable, sustainable housing in partnership with iwi? Co-founded with Ngāti Toa, this joint venture spent three years refining a Passive House housing delivery approach. The work was as much about relationships and governance as it was about building science.

Project Leadership 2022–2025

Edge Impact

From 2022 to 2025, I provided project leadership and staff mentorship for Edge Impact's built environment team across a series of complex projects during a period of significant organisational restructure. The work required holding technical depth and human complexity at the same time.

Research & Advocacy 2021

How We Live

In 2021, James Bushell and I led a series of conversations exploring the roots of Aotearoa's housing crisis. Rather than proposing another policy fix, the How We Live report advocated for a fundamentally more adaptive response — one that recognises the crisis as complex rather than merely complicated.

Infrastructure 2021

Te Rūnanga o Toa Rangatira — Infrastructure Acceleration Fund

Working closely with Orogen, Toa Architects and the Ngāti Toa property team, I co-led the Iwi's bid under the Government's Infrastructure Acceleration Fund — securing $98.9M for Keneperu Landing as the first successful application under the scheme. The work required integrating infrastructure planning, housing delivery strategy, and iwi governance into a single coherent case under significant time pressure.

Advisory 2021

GHD / Mott MacDonald — Yarra Valley Water

Throughout 2021, I worked with GHD, Mott MacDonald and others to develop a joint response to support Yarra Valley Water's engineering delivery. My role involved running training with the entire engineering team and supporting project governance to enable more place-based, regenerative outcomes.
